Arlington MA: Monthly Real Estate Market Update - February 2024

A summary of Arlington Real Estate Market activity and insights for the past month:

The February 2024 real estate market update report for Arlington, MA shows mixed trends between 2023 and 2024:

Single-Family HomesWhile the number of listing units increased, the average list price decreased. Additionally, the approximate months supply of inventory rose significantly. The number of units that went pending decreased slightly, and the EXP YTD Sale Price % Of List Price increased. 

Condominiums: While the number of listing units increased by 150%, the average days on the market decreased by 55.26%. However, the average list price experienced a reduction of -5.82%. Additionally, there was a notable increase in the approximate months supply of inventory, but a decrease in listings that went pending. The average original list price also decreased significantly, while listings with price changes declined.

Multi-Family Homes: The listing inventory increased to two units compared to last year. The number of units that went pending decreased from eight to two, resulting in an extended average days to offer of 29 daysFurthermore, the EXP (YTD) declined from 97.35% in 2023 to 91.90% in 2024, indicating a potential cooling trend in the market.
