A summary of Arlington Real Estate Market activity and insights for the past month:

The Arlington, MA real estate market in May 2024 has witnessed strong demand and healthy market overall:

Single-Family Homes: The number of available listings increased by 25%, but properties spent more time on the market, with the average days increasing by 70%. Whilst the average list price decreased by 4.43%, listings taken (year to date) rose by 12.87%, and properties going pending increased by 8.89%. The average sale price saw a modest 2.87% increase.

Condominiums: While the number of available listings increased by 33%, properties spent average days quicker decreased by 75%. The average list price increased by 25% while the listings taken (year to date) went down by 3%, and closed units decreased by 19%. The average sale price saw a negligible 1.14% increase

Multi-Family Homes: Multi-family units decreased significantly, with average days on the market improving. The average list price increased and inventory supply increased substantially. More units went pending in 2024, and the average original list price rose. Closed units declined, but the average sale price increased. Expired units decreased but the average list price rose.
